Report 47 BRE low-energy office, 1984
This paper reports the results of monitoring the energy performance of the BRE low-energy office. It is intended to provide important feedback to designers of today's buildings needing to meet the requirements of the new Building Regulations. It is also intended to demonstrate the efficacy of using at the earliest design stages the new aids for designers. At the same time feedback on design-aid performance is provided for consideration for future improvement. The monitoring exercise was funded by the Department of Energy under the Energy Conservations Demonstration Projects Scheme. A low-energy building can only be the result of the contribution from all of the skills of the construction industry. The report is structured as far as possible to meet this audience of diverse interests. Following the description of the building's design, its monitored performance is summarised in terms of its 'energy management' statistics. A detailed analysis of individual design aspects follows, in each case consisting of a summary followed by a technical discussion directed specifically at the design profession most likely to be concerned. Finally, the conclusion summarises the lessons learnt from the monitoring results that would be relevant to improving the energy performance of a building on the drawing boards in today's design offices.

Information Paper 4/88 BRE low energy office: a longer term perspective, 1988
The BRE low-energy office (LEO) was amongst the first buildings constructed in the United Kingdom with the aim of minimising energy use. In practice the building uses only between one-half to one-third of the energy of earlier designs. Experience of the LEO has an important role to play in future low-energy designs because: i) energy-efficient features associated with the building's design can be fully evaluated because of the very detailed, and long-term, monitoring of the building, combined with extensive on-site expertise; and. ii) the building has already been successfully used to develop and evaluate a number of innovative energy-efficient features. The LEO remains a valuable tool in assessing future design/control strategies.

Information Paper 4/98 Night ventilation for cooling office buildings, 1998
Night ventilation is a low-energy strategy for cooling a building, providing a more comfortable environment for the occupants during hot daytime periods. It works by using natural or mechanical ventilation to cool the surfaces of the building fabric at night so that they can absorb heat during the day. This paper describes the weather and building design conditions for an effective application of the technique to office buildings. It discusses suitable control strategies and the potential energy saved, some of which can be used for operating fans and other parts of the system.

Buildings have a long life which runs into decades and sometimes into centuries. During the life of a typical office building, alterations, fit-outs and refurbishment are likely to be needed with extensive changes to the building's services and fabrics. Changes in occupation will affect the way the building is managed and maintained. With each of these changes in design and use comes the opportunity for improving the environmental performance of the building. An environmental assessment can identify these improvements and provide recognition for them once they have been implemented.

This version of BREEAM applies to new industrial, warehousing and non-food retail units. It is concerned with assessing the environmental impact of the building, and is not concerned at all with processes which may subsequently be carried out in the building. Non-food retailers selling from buildings other than warehouses cannot be assessed under this version.

Report 350 BREEAM 98 for offices: an environmental assessment method for office buildings (including Core, DP and MO assessment prediction checklists - 2005), 1998
The basis of the scheme is a certificate awarded to individual buildings on the basis of 'credits' for a set of performance criteria, the main objectives of which are: To distinguish buildings of reduced environmental impact in the market place, encourage best environmental practice in building design, operation, management and maintenance, set criteria and standards going beyond those required by law and regulations and raise the awareness of owners, occupants, designers and operators of the benefits of buildings with a reduced impact on the environment. Assessment prediction checklists allow a quick evaluation of the likely rating to be achieved under a formal BREEAM Offices 2003 assessment. The checklist is a simplified version of the full method, for this reason the final rating may vary.
