JCT 2011 Contracts

From 1 October in England and Wales and 1 November in Scotland all building contracts signed must comply with the Local Democracy, Economic Development and Construction Act. As an immediate response to this and to ensure you are up-to-date and complying with this change, NBS have included eight newly published JCT contracts in this update, which comply with the legislation and avoid the provisions of the Scheme for Construction Contracts 2011 applying in default. Amendments to 36 sections, comprising:
– 12 work sections contain only amended references.
– 10 work sections contain improvements to general or clause guidance, without changes to the clause text.
– 14 work sections contain changes to clause text, with or without changes to general or clause guidance.

			C42 Repairing/ Renovating/ Conserving concrete (Update 2011–2.1) New clause added for Contractor’s design to be used in conjunction with section B50 (design information and load clause now deleted). References updated and minor formatting changes
			H51 Natural stone slab cladding/ lining/ features (Update 2011–2.1) Specification clauses regarding structural design amended to coordinate with section B50 and Eurocode standards. Amendments to accommodate the superseding of BS 8298 ‘Code of practice for the design and installation of natural stone cladding and lining’ by BS 8298–1 and BS 8298–2
			L20 Doors/ Shutters/ Hatches Timber procurement clause amended. Advice on ’Doors and door fittings’ and ‘Visual contrast’ added to general guidance on ’Accessibility’.
			L30 Stairs/ Ladders/ Walkways/ Handrails/ Balustrades (Update 2011–2.1) Specification clauses regarding structural design amended to coordinate with section B50 and Eurocode standards.
			M21 Insulation with rendered finish (Update 2011–2.1) Specification clauses regarding structural design amended to coordinate with section B50 and Eurocode standards.
			P30 Trenches, pipeways and pits for buried engineering services British Standards updated – reference to BS 8110 has been deleted and replaced by BS EN 1992–1–1.
			Q22 Asphalt roads/ pavings (Update 2011–2.1) Clauses and guidance updated to reflect updated standards, and the introduction of BS EN 13108–7 to the section, with guidance on permeable asphalt paving.
			Q41 Barriers/ Guardrails (Update 2011–2.1) General guidance updated and new Completion clause added.
			S17 Water reclamation system (Update 2011–2.1) BS 8515 for rainwater harvesting systems and BS 8525–1 for greywater systems added.
			S92 Sprinkler systems - domestic (Update 2011–2.1) Updated to incorporate changes in standard for PVC–U piping fittings.
			V90 Electrical systems – domestic This work section has been revised to reflect the updating of ENA Engineering Recommendation G59 and the withdrawal of CIBSE Technical Memorandum TM10.
			V91 Electrical systems – landscape This work section has been updated following the replacement of BS EN 60439–5 with BS EN 61439̵ 5 (although BS EN 60439–5 remains current).
			W90 Communications and security systems – domestic This section has been updated following the replacement of BS EN 50083–7 with BS EN 60728–1 and the partial replacement of BS EN 6512–4 with BS EN 60728–1, BS EN 60728–1–1, BS EN 60728 –1–2 and BS EN 60728–11.
			Z11 Purpose made metalwork British Standards updated – reference to BS 8110 has been deleted and replaced by BS EN 1992–1–1.
