Abstract
Looks at what the TCPA's garden city principles mean in the 21st century and how they can be used to create inclusive and sustainable new communities. The principles include: land value capture for the benefit of the community; leadership and community engagement; long-term stewardship; housing tenure and affordability; local employment; housing design; enhancing the natural environment and ensuring climate resilience; strong cultural, recreational and shopping facilities; integrated and accessible transport systems. Also considers the Government's objectives for garden cities and the planning context.
