A new benchmark in cold chain logistics infrastructure

Oakland International, a leading multi-temperature logistics provider, required a high-performance cold storage facility that delivered more than capacity. The project demanded energy efficiency, hygiene assurance, fast delivery, and long-term flexibility to support future operational changes.

This cold store build for the B Corp-certified leader in FMCG logistics showcases not only the technical capabilities of Hemsec panels but also the strength of long-term supplier relationships in delivering complex, time-sensitive projects.

Project scope and programme performance

The facility was delivered in two phases, spanning 161,860 sq ft, and designed to support later operational requirements including freezer space, DTC operations, and vegetable processing.

  • Phase 1: 78m x 102m x 15m, delivered in 16 weeks
  • Phase 2: 52m x 102m x 15m, delivered in 10 weeks

This rapid programme was supported by specialist coldstore contractor RW Coldstore Construction and a robust insulated panel specification that enabled a precise, efficient installation.

Why Oakland and RW chose Hemsec

Hemsec was selected because it met the project’s structural and delivery requirements while reducing risk for both contractor and client.

Performance and assurance were key differentiators. The build utilised panels rated for unsupported spans up to 15 metres, helping reduce additional steelwork compared to alternative systems: "Other brands couldn’t offer that.”

Installation experts RW Coldstore Construction highlighted the precision of Hemsec’s joints, which are easy to seal, supporting a faster, tighter, cleaner install and reducing the margin for error on a large, time-sensitive coldstore build.

Hemsec also supported the build with responsive technical input during delivery: “With Hemsec, we’re not just another job. They’re always on the end of the phone when we need them.”

Installer preference further reinforced the selection. RW Project Manager Nick Uttley noted: “The teams on site are always happy when we tell them that they've got Hemsec panels. They prefer the joints and how the panels fit together.”

Hemsec’s PIR insulated panel system offers a combination of thermal performance, structural capability, build speed, and long-term operational value.

Panel specification used:

  • 200mm PIR wall panels – for exceptional thermal retention
  • 150mm PIR ceiling panels – optimised for temperature and structure
  • Hemsec panels fitted to spec - typically designed for specific internal operating temperatures and conditions which usually range between +30°C and -40°C

Across both phases, approximately 2,014 Hemsec panels were installed, contributing to consistent envelope integrity and efficient fit-out.
