Abstract

Changes to the requirements for materials used in the construction of new tall residential buildings were made by the Building (Amendment) Regulations 2018, in force from December 2018. These came about following the inquiry and review after the 2017 Grenfell Tower fire in London. This guidance note summarises how the regulations have evolved, in the context of the legislation, it looks at what can be relaxed and includes definitions for relevant building, external wall, specified attachments, and building. Detail is provided in relation to the fire performance of materials, and clarifies materials that can be excluded, how the restrictions apply to existing buildings, and buildings that include residential uses. Also includes further information relevant to the materials used in external walls, cladding, other issues, and application.
