NBS provide pre-written preliminaries for use with a variety of contracts. However the preliminaries for use with the JCT Prime Cost Contract are only provided in NBS Building (Abridged) and NBS Create (Architecture and Structure libraries).

Why?

The JCT Prime Cost Contract is a ‘cost-plus’ contract arrangement. The work proceeds on the basis of a brief specification, drawings (if any) and an estimate of cost. The Contractor is paid reasonable costs plus either a fixed sum or a percentage of the cost, as a fee.

NBS Building and NBS Create are software that produce specifications. They are designed for use with a variety of pricing documents.

Why not NBS Scheduler?

This contract itself is not primarily designed for use with a separate pricing document, or Schedules of Rates, which is the principle that underpins NBS Scheduler.
