A new benchmark in cold chain logistics infrastructure

Oakland International, a leading multi-temperature logistics provider, required a high-performance cold storage facility that delivered more than capacity. The project demanded energy efficiency, hygiene assurance, fast delivery, and long-term flexibility to support future operational changes.

This cold store build for the B Corp-certified leader in FMCG logistics showcases not only the technical capabilities of Hemsec panels but also the strength of long-term supplier relationships in delivering complex, time-sensitive projects.

Project scope and programme performance

The facility was delivered in two phases, spanning 161,860 sq ft, and designed to support later operational requirements, including freezer space, DTC operations, and vegetable processing.

This rapid programme was supported by specialist coldstore contractor RW Coldstore Construction and a robust insulated panel specification that enabled a precise, efficient installation.

Why Oakland and RW chose Hemsec

Hemsec was selected because it met the project’s structural and delivery requirements while reducing risk for both contractor and client.

Performance and assurance were key differentiators. The build utilised panels rated for unsupported spans up to 15 metres, helping reduce the need for additional steelwork compared to alternative systems: Other brands couldn’t offer that.”

From the client perspective, confidence in verified capability was decisive:“Hemsec were the only ones willing to underwrite the height spec. That’s what got them the job.” Martin Pearson, MD of Operations and Logistics, Oakland International.

Installation experts RW Coldstore Construction highlighted the precision of Hemsec’s joints, which are easy to seal, supporting a faster, tighter, cleaner install and reducing the margin for error on a large, time-sensitive coldstore build.

Hemsec also supported the build with responsive technical input during delivery:“With Hemsec, we’re not just another job. They’re always on the end of the phone when we need them.”

Installer preference further reinforced the selection. RW Project Manager Nick Uttley noted:“The teams on site are always happy when we tell them that they've got Hemsec panels. They prefer the joints and how the panels fit together.”

Panel system summary (as installed)

Hemsec’s PIR insulated panel system offers a combination of thermal performance, structural capability, build speed, and long-term operational value.

Panel specification used:

Across both phases, approximately 2,014 Hemsec panels were installed, contributing to consistent envelope integrity and efficient fit-out.

Business benefits for clients, developers and operators

Architects and project teams choosing Hemsec panel systems benefit from measurable project and operational outcomes:

1) Reduced energy demand and improved operational efficiency.

High-performance PIR insulation supports tight temperature control, helping reduce refrigeration load and stabilise internal conditions – critical for operators managing significant ongoing energy consumption.

2) Lower structural steel requirements through height performance.

The use of rated panels for unsupported spans up to 15 metres reduced the need for additional steelwork and helped control structural costs.

3) Faster installation, earlier handover.

Hemsec panels are precision-engineered with installer-friendly joints, enabling a faster, cleaner installation and reducing the risk of rework. RW’s Director Ryan Whitcombe commented: “They’re precise and easy to seal. That means a faster, tighter, cleaner install – and less margin for error.”

4) Hygienic, airtight envelope integrity.

Cold storage environments require cleanable finishes and robust air sealing to support hygiene standards and consistent temperature management. Hemsec’s panel jointing performance helps create a tight, reliable envelope suitable for food logistics applications.

A scalable solution designed to evolve

The finished facility demonstrates how large-format cold chain buildings can be delivered quickly without compromising performance. With strong thermal efficiency, proven structural capability and an envelope designed for operational flexibility, Hemsec panels help support resilient, future-ready logistics infrastructure.

Let’s build what’s next!
